Between UV exposure, afternoon storms and salt carried in off the Atlantic, an exterior in Jacksonville Beach or Ponte Vedra works harder than one almost anywhere else. That is why the coating is the last thing we think about. First comes a low-pressure wash to remove chalking, mildew and dirt, then a full inspection of stucco cracks, failed caulk joints, soft wood and rusted nail heads.
Hairline stucco cracks get filled with elastomeric patch, larger ones get cut and repaired. Rotten fascia and trim boards are replaced rather than painted over. Every window, door and penetration gets fresh exterior-grade caulk, because that joint — not the wall field — is where water usually gets in.
We then spray and back-roll for a uniform, well-bonded film, using 100% acrylic exterior coatings rated for high UV and moisture. Landscaping, driveways, windows and fixtures are masked throughout, and we work with the weather forecast so nothing gets coated ahead of a storm.
